July 23 , 2009 Baltimore, MD – CSG Partners, LLC has announced the sale of 7450 Coca Cola Drive, a single-story, 12,332 square foot Class “A” office building to Agency Properties, LLC for $2.4 million. The project is positioned within CSG’s Patapsco Valley Office Campus, a four-building business community located off MD Route 100 in Howard County that contains approximately 135,000 square feet of space.

CSG Partners LLC relocated Corporate Headquarters from White Marsh to the Sun Life Building in Baltimore City

June 16, 2009 Baltimore, MD – CSG Partners, LLC, a full-service commercial real estate firm, has announced the move of its corporate headquarters from White Marsh, MD to 20 S. Charles Street in downtown Baltimore City. Previously known as the “Sun Life Building,” CSG Partners purchased the 12-story, 170,000 square foot building in late 2008 which represented the company’s first investment in the City. CSG Partners will operate from approximately 8000 square feet of space on the eighth floor of the building, and the office will house nearly 20 workers.

Constructed in 1966, 20 S. Charles Street was a centerpiece of the Charles Center office district that helped define and re-shape the City nearly fifty years ago. CSG Partners has begun renovation work which is centered on the common areas of the building, including the lobbies and bathrooms, and will incorporate a number of green elements and finishes.

Creaney & Smith Group signs two leases for 16,000 + SF at Colgate Ridge Tech Center

June 1, 2009  Baltimore, MD - Creaney & Smith Group, an affiliate of CSG Partners, LLC has inked two new leases representing more than 16,000 square feet at Colgate Ridge Tech Center located at 7125 Thomas Edison Drive in Columbia, MD. A Virginia-based professional services firm with more than 50 offices worldwide has signed a new lease for 10,879 square feet, and Start Positive Loss Mitigation, a division of Clear One Debt Relief, has expanded into 5,645 square feet, according to Creaney & Smith.

Iron Mountain signs 140,545 SF Lease at Virginia Gateway Distribution Center

January 27, 2009    White Marsh, MD – Iron Mountain, Incorporated (NYSE:IRM) has signed a lease with Brandywine Distribution, LLC – a joint venture partnership between The Creaney & Smith Group, Ryan Development and Northwestern Mutual Life Insurance Company -- for 140,545 square feet of space in the Virginia Gateway Distribution Center near Fredericksburg, VA. The requirement will encompass the entire first building, of a planned four-building warehouse and distribution project that, upon completion, could support more than 500,000 square feet of space.

Virginia Gateway Distribution Center is positioned near the intersection of US Route 17 and Interstate 95 in Stafford County, and is approximately 45 miles southwest of Washington, D.C. John Detleff of Grubb and Ellis represented Iron Mountain and Rich McDaniel and Jeff Dowdell of CB Richard Ellis represented the owner in this transaction. Iron Mountain is expected to be operational in the building, located at 2031 International Parkway, by this summer.

Two well known Hampton Buildings have new owners

December 11, 2008    Two prominent Coliseum Central Business District office buildings have changed hands.

Maryland-based commercial real estate firm, CSG Partners, LLC, says it paid about $20.7 million for the two properties: Executive Tower, an eight-story, 135,000-square-foot office building, and Pinewood Plaza, a four-story, 72,000-square-foot office building. Both were formerly owned by Asset Capital Corporation, and both are visible from Interstate 64.

The new owner said in a press release that the company plans major renovations and upgrades to Executive Tower's entry lobby, common areas, elevator lobbies and bathrooms. The building's price tag was about $13.3 million. It is 81 percent leased, with tenants including General Dynamics, Gibbs & Cox and ARINC

SunLife Building Sale Baltimore City's one and only

December 5, 2008  CSG Partners, LLC completed the purchase of the Sun Life Building office tower in downtown Baltimore yesterday for $9.2 million from seller SLM Properties LLC, an investment entity of Asset Capital Corp.  The 12-story, 170,000 square foot building at 20 S. Charles St., built in 1966, was a key component of Charles Center, built in the 1960s to create and office district downtown.

Partners acquires Countryside Professional Center

July 22, 2008    CSG announces the acquisition of Countryside Professional Center, in Sterling VA. Purchased for  $24MM, from Asset Capital, Countryside is a four building 184,000 sf professional center, located on Route 7 in Sterling, VA, one-half mile from Dulles Town Center. This is a value-add opportunity for Partners, as they immediately plan on investing over a million dollars in capital improvements to the center.
